About this application
Clyde Capital Group wants to change the approved Valnova (Spring Valley) master plan for Planning Unit No. 1 in the Eagle foothills. The changes affect land use designations, housing densities, road layouts, and open space on two large lots in the southwestern part of the 1,005.91-acre planning unit. The applicant proposes a net reduction of 17 buildable lots in the affected area while keeping the overall total of 2,199 homes for the planning unit.
Clyde Capital Group, LLC, represented by Eric Langvardt with Langvardt Design Group, is requesting Planning Unit Master Plan (PUMP) No. 1 modification approval. The proposed modifications include amendments to the land use designations and residential densities, roadway configurations, open space adjacency, and allocated open spaces within Lot 6 and Lot 8, Block 1, of the Spring Valley Subdivision No. 1 large lot plat. The 1,005.91-acre site is generally located 3,000-feet northeast of the intersection of State Highway 16 and Equest Lane, approximately 1.00-mile north of the Beacon Light Road and Linder Road intersection.
