Ada County approves lot line shift and variance for two 5-acre residential lots
The Board of County Commissioners approved the changes on June 10 with conditions. The shared line moves to follow an existing fence, which brings a home back within side setbacks. One lot ends up slightly under the 5-acre minimum. A recorded survey is required.

The applicant asks to shift the shared property line between two neighboring parcels at 3591 and 3653 N. Hope Valley Lane in Eagle so it follows the existing fence, which would make an existing house conform to side setbacks. One resulting parcel would be slightly under the 5-acre minimum for the zone, so a variance is also requested. The two parcels total about 10 acres.
A property boundary adjustment to adjust the common boundary line between two (2) parcels and a variance for lot size for one of the resultant parcels to be less than the minimum lot size for the Rural Urban Transition (RUT) District. The properties are located at 3591 & 3653 N. Hope Valley Lane and contains approximately 10 acres in the RUT District in Section 35 of T. 5N, R. 1W.
