The applicant asked to rezone about 2.85 acres at 11583 Orchard Ave near Nampa from agricultural to conditional light industrial. The request would allow uses such as manufacturing, assembling, repairing, storage, a personal service shop and a staging area, with operating hours of 8 a.m. to 5 p.m. and a fence or buffer along the north boundary. The commission found the request inconsistent with the comprehensive plan and not compatible with the surrounding residential and farm uses.

The property owner, Jason Jackman, represented by Patty Clark, is requesting a conditional rezone of approximately 2.85 acres from the “A” (Agricultural) zone to the “CR-M-1” (Conditional Rezone –Light Industrial) zone. The request includes a Development Agreement restricting the development to the following uses: manufacturing, assembling, fabricating, processing, packaging, repairing or storage uses, personal service shops, and a staging area. See CCCO §07-06-07(6)A4 for the applicant’s proposed conditions.
