Bronze Bow Inc. asks Canyon County to change about 78 acres at 13542 Roosevelt Ave. near Nampa from agricultural to single-family residential use, in both the county's long-range plan and its zoning. The land would become a gated subdivision with 49 lots, including the existing home and 48 lots of about one acre each. The plan includes private roads, a shared community water well, and open space meant to serve as a wildlife corridor.
The applicants are requesting: 1) OR2025-0026: A comprehensive plan map amendment of Parcels R33048010 (5.76 acres) and R33048 (72.29 acres), approximately 78.05 acres total, from an “Agriculture” designation to a “Residential” designation; and 2) CR2025-0016: A conditional rezone of Parcels R33048010 (5.76 acres) and R33048 (72.29 acres) from an “A” (Agricultural) zone to a “CR-R1” (CR-Single Family Residential) zone, subject to a development agreement. The applicant is requesting to change the comprehensive plan designation from Agriculture to Residential and to amend the zoning map designation from “A” (Agricultural) to “CR-R1” (CR-Single Family Residential) for the purpose of developing the approximate 78 acre subject property as a residential subdivision with 49 building lots inclusive of the existing residence and 48 additional approximate one acre building lots. The development proposes connection to an existing community water system in Horizon Ridge Subdivision. The developer is proposing private roads in a gated community and pressurized irrigation for the development lots and landscaped common areas and wildlife corridor. The letter of intent indicates that the development “will preserve a substantial portion of the site as open space…” (Exhibit B1.1).
