Rezone for one-home, 15-acre rural parcel heads to county commissioners

The request would rezone 15.3 acres of a 71-acre farm from agricultural to rural residential for one house, with the rest staying farmland. The Planning and Zoning Commission found it inconsistent with the plan. Commissioners hold a hearing Oct. 22.

The applicant asks to rezone about 15.3 acres at the northeast corner of a 71-acre farm parcel at 22692 Notus Rd, Caldwell, from agricultural to rural residential. The purpose is to split off a parcel for one single-family home, with the house and personal-use buildings confined to a 3-acre area in the northwest corner of that parcel. The remaining roughly 55.8 acres would stay agricultural.

The applicant is requesting to conditionally rezone an approximately 15.3-acre portion of the northeast corner of parcel R36020 (approximately 71.1 acres) to the Conditional Rezone-Rural Residential (“CR- RR”) zone for the purpose of creating a rural residential parcel with one residential building permit. The balance of the property (approximately 55.8 acres) will remain zoned Agricultural (“A”). The applicant’s request also includes a development agreement restricting the parcel to one (1) division, prohibiting secondary residences on the proposed 15-acre parcel, and restricting the building of the single-family residence and accessory personal-use only structures to a 3-acre building envelope in the northwest corner of the proposed 15-acre parcel (Exhibits A2, A3, A3.2, A10, and A11).
