Rezoning for four 10,000-square-foot commercial buildings gets recommended denial

The county planning commission recommended denying a request to rezone 10.2 acres of irrigated farmland for service commercial use, though staff had urged approval. A development agreement would ban fueling stations, taverns, theaters and amusement parks.

The applicant asked to change about 10.2 acres on the north side of Deer Flat Road, next to Highway 45 near Nampa, from agricultural to service commercial zoning. The plan is to build four 10,000-square-foot commercial buildings for future tenants, with a development agreement that would ban some uses such as fueling stations, taverns, theaters and amusement parks.

The property owner, VIP Compounding, LLC, requests an amendment to the official zoning map in order to conditionally rezone the property from Agricultural “A” to Service Commercial “CR-C-2”. The request includes a Development Agreement that will restrict uses (Exhibit A4).
