Middleton 187 LLC and Todd Campbell Custom Homes want to rezone about 217 acres of farmland north of Foothill Road in Middleton, between Duff Lane and Lansing Lane, from agricultural to single-family residential. A concept plan shows roughly 165 one-acre lots, but no development is proposed yet and the actual plan would come later at the preliminary plat stage. Staff recommended approval with conditions.
The applicant, Todd Campbell Custom Homes, requests an amendment to the official zoning map to conditionally rezone the property from “A” (Agricultural) to “CR-R1” (CR-Single Family Residential). The 2030 Comprehensive Plan designates this area of the county as Residential. They indicate that “R1” zoning is consistent with the residential development in the area and provided a draft concept development plan that depicts a potential of approximately 165 one acre lots on the 217 acres. The applicant indicates that they are specifically requesting a rezone and did not provide any additional development information or commitments stating that all development plans will be provided for review at the time of preliminary plat application (see Exhibits B2 and B4).
