Greencastle Building, LLC wants to split a 4.84-acre lot at 1439 West Rush Road in Eagle into two residential lots of at least 1.8 acres each, with one single-family home on each. The lots would use private wells and septic systems and would not build a sidewalk along West Rush Road. City staff recommended denial because the Eagle Fire District does not support the plan, since West Rush Road already serves 43 homes with only one way in and out.
Greencastle Building LLC, represented by Jim Mihan with South Beck & Baird, is requesting combined preliminary/final plat approval for Academy Valley Subdivision, a 2-lot (2-buildable) residential subdivision and conditional use permit approval for a waiver of Eagle City Code Section 9-4-1-7(A & F) to not require the installation of a 5-foot-wide sidewalk or a 5-foot-wide striped path on the north side of West Rush Road.
