Regen has asked to rezone about 0.72 acres at 1332 and 1442 East State Street from General Business (C-2) to Mixed Use with a development agreement. The plan is a commercial building with a mezzanine plus a two-family dwelling and a three-unit dwelling, five homes in all, with 34 parking spaces. City staff recommended denial as proposed, citing parking, setbacks, buffers next to the Empire Estates neighborhood and unresolved cross-access.
Regen, represented by Justin Schwartz, is requesting a rezone from C-2 (General Business District) to MU-DA (Mixed Use with a development agreement [in lieu of a conditional use permit]) for Aspen Pointe Plaza, a commercial and residential (5- dwelling units [1-triplex and 1-duplex]) mixed use development. The .72-acre site is located on the north side of East State Street approximately 300-feet east of the intersection of South Academy Avenue and East State Street at 1332 and 1442 East State Street.
