TPC Commercial, LLC wants to change the existing development agreement for East End Marketplace, a 15.55-acre commercial site on the east side of South Edgewood Lane between East State Street and State Highway 44 in Eagle. The changes would allow up to four drive-through restaurants (three along Highway 44), add office as an allowed use, allow larger buildings, and cut the number of pad sites from 16 to 7. City staff recommends denial, saying the plan would look like strip commercial and is not pedestrian friendly.

TPC Commercial, LLC, represented by Zach Turner with Rennison Design, is requesting a development agreement modification (development agreement in lieu of a conditional use permit) to modify the conditions of development and concept plan contained within the executed development agreement. The 15.55-acre site is generally located on the east side of South Edgewood Lane between East State Street and State Highway 44.
