Code amendment · Planning application
Eagle zoning change would add separate alley side setback for small-lot homes
A developer asked the City Council to create an "alley side" setback distinct from interior and street side setbacks. The draft would cut it from 10 feet to 5 feet in two districts. The council heard the request Feb. 24, 2026; no decision is on file.

Clyde Companies, LLC is asking the Eagle City Council to change the Spring Valley development code so homes with alley access have their own side setback rules. The change would set an "alley side" setback for each residential district, separate from the existing interior side and street side setbacks. Draft Ordinance 962 would lower the alley side setback in some districts, for example from 10 feet to 5 feet in the SF3 and SFZL districts.
Clyde Capital Group, LLC, is requesting zoning ordinance text amendment approval to amend Title 11A, Chapter 2, Section 4, Table 2.2 "Single-Family Residential District Development Standards" and Chapter 2, Section 4, Exhibits 2.2-2.8 that establish regulations for the Single-Family Special Lot (SFSL) typologies, to propose the addition of an "alley side" setback and to differentiate an "alley side" setback from the previously established "interior side" and "street side", setbacks in accordance with Idaho Code 67-6526; providing a severability clause; and providing an effective date.
