Garden City is considering a zoning code change that would create rules for a new use called Urban Storage, which is enclosed, climate-controlled storage buildings. The latest draft drops the 1,000-foot spacing requirement between facilities, bans outdoor storage, requires ground-floor commercial space at least 15 feet deep, and requires buildings of at least three stories. The Planning and Zoning Commission is set to take up the revised draft on August 19, 2026, and the City Council would get its final recommendation.
Jeff Hatch with Hatch Design Architecture is requesting to amend Garden City Code Title 8, Development Code, to establish a new zoning use of "Urban Storage" and associated regulations. Amendments will affect Chapter 8-2B and other provisions of Title 8 necessary to integrate the new use into Title 8 including standards related to operations, zoning districts where the use will be conditionally permitted, location standards, design standards, administration, and definitions.
