Tracey Sturm and Jeff Gardner are asking Gem County for a variance so a vacant parcel on Idaho Boulevard can use its existing 30-foot access easement instead of the 40-foot easement the county requires for parcels without road frontage. They say neighbors declined to grant the extra 10 feet. If approved, the owner or a future owner could apply for a building permit.

A variance application submitted by Tracy Sturm and Jeff Gardner, VAR 26-001 requesting to allow a reduced minimum width of 30 feet for an existing ingress/egress easement serving parcel RP06N01W060820 instead of the required 40 foot width per Gem County Code 11-23.C.
