Six industrial lots planned on about 23 acres, half a mile from a larger industrial park

The Planning and Zoning Commission recommended approval of the plat on Oct. 1. The City Council takes it up Oct. 27, but the site's size changed after that vote, and no plans are posted yet.

Six lots for industry

A pair of parcels south of Franklin Road and east of Black Cat Road could be divided into six lots for industrial buildings. The Land Group, Inc. filed the plan with the City of Meridian on Aug. 17 under the name Thruston Choi Farms Subdivision.

The request is a preliminary plat, the first map showing how a piece of land will be split into lots and served by streets and utilities. It doesn't change the zoning. The land is already zoned for light industry, and the city's long-range map also calls for industrial use there.

No homes are part of it. The application lists zero residential units and says the lots are meant for industrial use. It proposes up to 340,000 square feet of building space, with buildings as tall as 45 feet, and says the project needs public water, sewer and streetlights.

The Meridian Planning and Zoning Commission recommended approval Oct. 1. The final decision belongs to the Meridian City Council, which has a public hearing set for Oct. 27.

Bigger than most

Six lots is a small number, but the land is not. At about 23 acres, the site ranks 20th of 98 Meridian subdivision projects filed in the past three years, where the typical project covers fewer than nine acres.

Most of the subdivisions bigger than this one are large housing developments. The exception sits close by: the Mogul Industrial Park Subdivision1, about half a mile away, was approved in August 2025 with 11 building lots on nearly 118 acres. It is one of only three Meridian subdivisions in that period larger than 100 acres.

An industrial cluster taking shape

The area already has several recent nonresidential approvals, along with homes not far away.

Requests like this one rarely fail in Meridian. Among the city's 128 other subdivision filings in the past three years, none was denied and five were withdrawn. The typical approval came 97 days after filing; this plat reaches its council hearing 71 days after it was filed.

The review moved quickly. The highway district, water and sewer modelers, parks and police signed off within weeks. City planners and the fire department each asked for more information, and the fire department approved the plan Sept. 24.

What isn't clear yet

The size of the site has shifted. The application and the city's description put it at 22.26 acres, but on Oct. 16, after the commission's vote, city records changed it to 23.14 acres. The filing doesn't explain the difference.

The filing's status also briefly read as approved on Oct. 15, then went back to a scheduled hearing the next day. That reflects the commission step being finished, not a final decision; the council has not voted.

No plans or other documents are posted with the filing yet, so the layout of the lots, the street access and the kinds of businesses expected are not public. The application cites an earlier city approval for the land but doesn't describe it. The county assessor still lists one of the parcels, about 8.5 acres, as residential land.
