Nampa council approves plan setting land uses for 2,700 acres with lower overall density

The City Council adopted a specific area plan on Feb. 18 that sets boundaries and future land uses for land added to the city's Area of Impact in 2023. Much of it shifts to medium density homes, with commercial services concentrated in one mixed-use zone. Densities will be reviewed again in the 2050 plan update.

The City of Nampa is considering adoption of the Southwest Nampa Specific Area Plan, which guides future land uses, roads and trails across about 2,700 acres between Indiana Ave, Middleton Rd, Karcher Rd and Lake Lowell Ave. It sets a mixed-use commercial and higher-density hub at Midway Rd and Lone Star Rd, with medium-density homes around it and lower densities near the Deer Flat wildlife refuge. At full buildout the area could have roughly 5,500 to 10,500 new homes.
