Request for new farm-and-community land designation on 849 acres denied

Gem County commissioners denied a request to add an agriculture and agri-community category to the county's plan and apply it to a vineyard and ranch. It would have allowed clustered rural housing and agri-tourism. The decision came Aug. 24.

The owners of the 3 Horse Ranch vineyard, Gary and Martha Cunningham, ask Gem County to change the future land use designation on about 850 acres near Pearl Road east of Highway 16 from Agriculture and Ranching - Large Lot to a new Agriculture & Agri-Community category. The new category would protect farmland and vineyards while allowing clustered, low-density rural housing, agri-tourism and hospitality uses in the future. The applicant says this is not a development proposal but a first step in a multi-phase planning process.
