Please confirm that there is water and sewer in the right-of-way on Settlers. If that isn’t there, this parcel cannot be split until it is.A common driveway can serve up to 6 lots, and can only be 150’ long. 7 lots are proposed here, and the length of the drive exceeds the allowed. Because of this, a common driveway will not work. The private drive setup that you had on your previous site plan can work here as well. And because you were providing the detached sidewalk closest to the homes, we can waive the requirement for the sidewalk on the west side.

New proposal is a 4 lot sub with two lots of triplex, one lot with fourplex, and one lot for the remaining home.Proposed lot with remaining home does not meet setback requirements for the SFD (parking must be 20' from property line as measured from the back of sidewalk. Also, SFD lot doesn't meet setback requirements - front of the lot faces Settlers. Rear setback is opposite the front, so that must meet the 15' rear setback requirement from the existing home.Check Adaptive Reuse Incentive 11-04-07 D. 6.: If no changes are made to the size of the existing primary building being adaptively reused, the project shall be exempt from setback requirements unless the location of the building is in conflict with any existing easements or encroaches on a neighboring property line.Private streets only permitted to up to duplex (not triplex/fourplex)Please work with ACHD to extend the sidewalk from the east through the frontage.Settler's is not an arterial in this area.Subdivision required as this proposal creates a new private driveway.Must comply with triplex/fourplex standards: 11-03-03 .2.GI do not believe façade requirements can be met with this design.Must comply with landscaping requirements: 11-04-09At least one parking spot must meet the internal dimensions of 9' x 20'Driveways: Individual driveways in the front setback shall not exceed a width of 20 feet and shall be separated from other driveways by a landscaped area with a minimum width of seven feet. A Duplex may have a shared driveway width of a minimum of nine feet. A Triplex or Fourplex must have a shared driveway width of a minimum of 20 feet.Perhaps a better alternative would be a cottage village: https://codelibrary.amlegal.com/codes/boise_id/latest/boise/0-0-0-66569#JD_11-03-03

Just to clarify what you would like to build here, by definition townhomes are on their own parcels – it appears that you are proposing multifamily on the rear lot, not townhomes. Also, the county shows this as a Commercial property, so a change in use will be rolled into whatever approval will be required here.A minor land division is not the appropriate entitlement for this configuration either for townhomes or for multifamily, as no street dedication can be created in a record of survey.A subdivision application will be required here, and we will require street dedication and sidewalk from the rear of the property to Settlers. Please refer to access and connectivity standards for street and sidewalk requirements:https://codelibrary.amlegal.com/codes/boise_id/latest/boise/0-0-0-67756#JD_11-04-07Please refer to lot form standards here:https://codelibrary.amlegal.com/codes/boise_id/latest/boise/0-0-0-67254#JD_11-04-03Please refer to subdivision standards here:https://codelibrary.amlegal.com/codes/boise_id/latest/boise/0-0-0-67423Section 11-04-04Please refer to multifamily standards here:https://codelibrary.amlegal.com/codes/boise_id/latest/boise/0-0-0-66569#JD_11-03-03Section 11-03-03 2.
