The property owner is appealing the county's denial of a request to divide a 79.36-acre farm parcel on Sand Hollow Road in Caldwell into two residential parcels and one agricultural-only parcel. The request also asked to shrink the required access easement from 60 feet to 28 feet. The Director denied it in March 2026 because the parcel is entitled to fewer divisions than requested, and staff recommends the Board uphold that denial.

The appellant, T.J. Wellard, representing the property owner, Ted Arnzen, requests an appeal regarding the denial of AD2025-0020 for an administrative land division with an easement reduction for Parcel R37724, approximately 79.36 acres, per CCCO §07-18- 05, §07-18-07, and §07-10-03(5). The appellant requests that the Board of County Commissioners over turn the Director decision and approve the appeal.
