The City of Garden City proposes changing the zoning on dozens of properties west of Glenwood Street from R-3 mixed-use residential to lower-density R-2 or R-M residential zoning. The change is meant to match the city's Comprehensive Plan and lowers allowed density from 35 homes per acre to 6 (R-2) or 15 (R-M). The area is mostly built out, and development agreements would let existing buildings and uses stay legal.
The City of Garden City is proposing the rezone of certain properties west of Glenwood Street south of the Boise River to better align with the Garden City Comprehensive Plan. This initiative is a result of community discussions during the code amendment process associated with file CPAFY2024-0004, which led to the creation of the R-M (Medium Density Residential) zoning district, and subsequent public comments regarding application ZONFY2025-0001.
