A developer wants to rezone a 6.36-acre property at 1426 Chicago Street in Nampa from suburban residential (RA) to single-family residential (RS4) and build a 28-lot single-family subdivision called Sunshine Meadows. The plan includes 11 common lots, about 0.98 acres of open space with a picnic area and a walking path along the Elijah Drain, and a connection of East Iowa Avenue.

The proposed rezone from its current zoning designation RA (Suburban Residential) to RS-4 (2.5 to 8 d.u. per acre). Concurrently, we request approval for a preliminary plat that includes a gross density of 4.4 units/acre with an average residential lot size of 5,344 SF and a minimum residential lot size of 3,952 SF, allowing for .98 acres of common area/open space. This development includes 26 Single-Family homes south of the Elijah Drain and 2 Single-Family Residential lots North of the Elijah Drain.
