The City Council approved annexing about 6 acres on Aug. 18, 2025, with zoning for 24 single-family lots, a commercial strip and light industrial zoning for an existing cell tower. Conditions require road right-of-way, a side path and frontage improvements when the land is developed.

The Nampa City Council approved annexing about 6.0 acres at 7799 Ustick Rd into the city limits. The land would be zoned Community Business on about 1.1 acres, Single Family Residential on about 4.65 acres, and Light Industrial on about 0.25 acres.
Warren and Nancy Hragyil have retained Orton Engineering LLC to represent them in a development project to provide additional housing to the people of Nampa. We are seeking annexation and zoning adjustments for this project. The home, which is on the north portion of the property near the intersection of Ustick and Franklin, is intended to be zoned BC (Community Business). The section to the south, which currently contains a leased cell tower, is intended to be zoned IL (Light Industrial). The middle portion of the parcel is intended to be zoned RS4 (Residential) due to the long and narrow shape of the parcel. The future subdivision will be called Brentwood Village.
