Nampa approves setback variances for mobile home park replacements

The approved variance lets the Gem Mobile Manor park place new manufactured homes with 6-foot side setbacks and reduces end-to-end spacing between homes to 15 feet, allowing older homes to be replaced with newer multi-section units.

The owner of Gem Mobile Manor, a senior manufactured home community at 914 N Midland Blvd in Nampa, asks to reduce the required spacing between homes and from property lines. This would let the owner replace older single-section homes with newer, wider multi-section homes on the park's existing 36 spaces without adding units. The park sits on about 4.87 acres.

10-28-12-C- Adjacent Spaces; Request for variance of setbacks between homes and structures within Gem Mobile Manor, an existing mobile home park. We request that the new manufactured home for space #9 be placed with minimum 6’ side setbacks from structures consistent with other, recent home placements in the community. Further, we request that 6’ setbacks be approved for future home placements in the community. Gem Manor is a single assessor’s tax parcel and we would like the variance to apply throughout the property. The ownership intends to continue to replace older, inferior homes with new multi-section homes which would require the same building envelope. Additionally, we request a variance for end-to-end setbacks of 25’ between homes per 10-28-12-C.3 to 15’ between homes. This is consistent with the rear setbacks for single family residential uses in the City Code. This request will be applicable to the homes in the ‘island’ portion of the community which are set parallel to the road rather than perpendicular.
